Henefer Real Estate FAQs
What do homes cost in Henefer, Utah?
The 12-month median sold price in Henefer was about $653,215, based on five recorded sales through July 2026. Five sales is a tiny sample, so one acreage sale can swing that number. In October 2026, houses for sale ran from $550,000 for a four-bedroom on a town lot to $1,067,000 for a home on five acres. I would rather pull the sales closest to your property than hand you one number.
What should I know about raising a family in Henefer?
Henefer is in the North Summit School District, and there is no school in town. Students attend North Summit Elementary (K-4), North Summit Middle (5-8) and North Summit High (9-12) in Coalville, about 9 miles away. The 2020 census counted 838 people here. In town, Henefer Town Park has a ball diamond, tennis and four pickleball courts, and the rodeo arena has lights and roping boxes.
How long is the commute from Henefer?
Henefer sits on I-84 at exits 112 and 115. Plan on 10 to 15 minutes to Coalville, 15 to 20 to Morgan, 30 to 35 to Kimball Junction, and 40 to 45 to Park City Main Street or downtown Ogden. Downtown Salt Lake City is 60 to 65 minutes in normal conditions. Drive it once at the hour you would really commute before you commit.
What are property taxes like in Henefer?
Ownwell puts Henefer's median effective tax rate at 0.31 percent and the median annual bill at $1,908, in data updated April 2026. That compares with a Utah median of 0.55 percent. A primary residence is taxed on 55 percent of its market value, while a second home is taxed on 100 percent. Ask me and I will pull the actual tax bill for any address.

Is there new construction in Henefer?
Not much yet, and there is a reason. Henefer paused all new water hookups in May 2018 and did not allow them again until late 2024, so almost nothing was built for about six years. The town's secondary water system, which pulls irrigation water from the Weber River, turned on May 15, 2026. If you are looking at a lot, I check the water hookup and the town's half-acre minimum in the RA-1 zone before anything else.
Where is the value in Henefer?
The value is in the lot size and the price gap with towns closer to Park City. Henefer's 12-month median sold price of about $653,215 through July 2026 compares with about $707,380 in Oakley for the same period. In October 2026, a four-bedroom house on 0.44 acre in town was listed at $550,000, and a home on five acres at $970,000. The trade is the drive: 40 to 45 minutes to Park City Main Street.
How is the Henefer market trending?
Slowly, because very little sells. County records show five sales in the 12 months through July 2026, and TopHap puts annual turnover at about 2.2 percent of homes. On October 11, 2026, four of the six listings shown on my Henefer page had price drops, from $25,000 to $72,000. That tells me buyers have room to negotiate, and sellers need to price to the last few sales.
Can I keep horses in Henefer, and what about acreage?
Yes. In Henefer's RA-1 zone, livestock is allowed, and lots in residential subdivisions are capped at 100 animal points per acre, with a horse or cow counting 40. That works out to two horses per acre. In October 2026, land for sale ranged from a 6-acre parcel at $565,000 to about 112 acres at $2,328,000. I keep horses myself, so I look at water rights, irrigation and fencing before I look at the house.
