Coalville Real Estate FAQs
Straight answers to the questions buyers and sellers ask me most. Numbers checked October 2026.
What is the average home price in Coalville, Utah?
As of fall 2026, the median asking price across the Coalville area (ZIP 84017) is about $895,000, and the average runs over $1.1 million because acreage, cabins, and estate lots pull it up. In town it's a different story: homes have been selling near the mid-$500s, and new Ivory Homes at Red Hill start at $550,000. Tell me what you want the property to do and I'll pull the sold numbers that match. Curious what yours is worth? Request a home valuation.
Is Coalville a good place to raise a family?
Coalville is a town of about 1,500 people, and all three North Summit schools (elementary, middle, and high) are right in town. The high school has roughly 330 students. The Summit County Fair and PRCA rodeo fill the fairgrounds every August, and Echo Reservoir and the Rail Trail are minutes away. The trade-off: the nearest hospital and big-box shopping are in the Park City area, about 20 to 25 minutes out.
How long is the commute from Coalville to Park City and Salt Lake City?
Coalville sits on I-80 at exit 162. Figure 15 to 20 minutes to Kimball Junction, about 25 to Park City's Main Street, and 45 to 50 to downtown Salt Lake City, Ogden, or Evanston, Wyoming. Winter storms over Parleys Summit can add time on the Salt Lake side, so drive it once on a snowy weekday before you buy.
What are property taxes like in Coalville?
Lower than most people expect for Summit County. If the home is your primary residence, Utah taxes you on 55% of its market value (the house plus up to one acre), and the median Coalville tax bill is about $2,449 a year compared with about $4,797 countywide. Second homes and short-term rentals are taxed on 100% of value, so the same house costs almost double to hold.
Is there new construction in Coalville?
Yes. Ivory Homes is building Red Hill at 812 S Hoytsville Road, with homes from $550,000, 31 homesites in the first phase, 154 acres of open space, and direct access to the Rail Trail. Wohali, the 5,000-acre golf community, went through bankruptcy and changed owners in May 2026; Troon now runs the golf course and development can restart, so ask hard questions about title, HOA, and membership before writing an offer there. You can also build custom on acreage, where water rights, well, and septic decide what's possible. See new construction homes for sale.
Which parts of Coalville give you the most for your money?
It depends on what you're buying for. In-town homes near Main Street are the lowest-priced way into the North Summit schools, Red Hill gets you a new build from the mid-$500s, and Hoytsville and Chalk Creek Road are where to look for pasture and room for a barn. Cabins in Tollgate Canyon and Pine Meadow Ranch are a different animal: the roads are HOA-maintained gravel, 4WD with snow tires or chains is required November 1 through May 1, and not every lot is reachable year-round.
How is the Coalville real estate market trending?
Slower and more negotiable than Park City. In October 2026 about four in ten active Coalville listings had taken a price cut, homes were averaging roughly three months on the market, and the median asking price held flat near $895,000 from July through September. Only a handful of homes sell here each month, so one ranch sale can swing the averages. I look at the last six months of comparable sales, not the headline number.
Can I keep horses in Coalville, and what should I check before buying horse property?
On the right zoning and acreage, yes, and it's a big reason people move here. Before you fall for the barn, check the water: which rights or irrigation shares transfer with the land, and whether they're enough for your pasture. Five or more acres in active agricultural use can qualify for Utah's greenbelt assessment, which taxes the land on what it produces instead of market value, but changing the use can trigger up to five years of rollback taxes. I live in Coalville and keep horses here, so I check water, fencing, and trailer access before my buyer commits.
