Who Is the Best Real Estate Agent in Hoytsville, Utah?

by Brooke Bailey

Hoytsville doesn't have a real estate office. It doesn't have a Main Street either, just Hoytsville Road, the river, and a few hundred households spread across the valley. Most agents who sell here are based in Park City or along the Wasatch Front, and Hoytsville is a place they drive through on the way to somewhere else.

The right agent for Hoytsville is the one who understands what makes property here different and lives close enough to actually show up. Here's what to look for, the questions to ask, and the honest case for me.

Why Hoytsville takes a specialist

A Hoytsville property is rarely just a house. It's often acreage with a well, a septic system, irrigation shares, and maybe a barn, an arena, or river frontage. A home in Diamond J, a few acres along West Hoytsville Road, and a new build in Countryside are three completely different deals.

Sales are thin, and the data is messy. Most Hoytsville homes carry Coalville addresses and are filed under Coalville in both the Wasatch Front MLS and the Park City MLS. So pricing here comes from knowing the land and pulling the right comps from both systems, not from clicking a town-wide median.

What to look for in a Hoytsville agent

  • Land and water knowledge. They should be able to talk about water rights, irrigation shares, wells, septic, zoning, and animal rights without looking anything up.
  • Access to both MLSs. Hoytsville sales show up in the Wasatch Front MLS and the Park City MLS. An agent who only sees one is missing part of the market.
  • Real local ties. Someone who lives nearby knows the roads, the winter access, the schools, and the people.
  • Straight talk. You want someone who will tell you when a property is priced wrong or a lane won't work for your horse trailer.

Questions to ask before you hire anyone

  • How far do you live from Hoytsville?
  • Do you have access to both the Wasatch Front and Park City MLSs?
  • How do you check water rights and irrigation on a property?
  • How will you price my property when so few homes sell here?
  • Have you worked with horse property, land, or ranch clients before?

The case for Brooke Bailey

I'm Brooke Bailey, a Realtor with Equity Real Estate - Advantage, working under my Majestic Canyon Properties brand. I've been licensed since 2017, so this is my ninth year selling real estate, and I hold the Certified Full Service Professional designation. I'm a member of both the Wasatch Front MLS and the Park City MLS, so I see the whole Hoytsville market.

I live in Coalville, not Hoytsville, and I want to be upfront about that. But Hoytsville is 8 to 10 minutes down the road from my house. We share the same school district, the same county, and the same MLS area, and most Hoytsville homes even share our Coalville mailing addresses. I'm through Hoytsville all the time, and I've listed property just down the road in Wanship.

I live the lifestyle my clients are buying. I keep horses on our property in Coalville, and our kids go to North Summit schools. Our family is part of Utah's High School Rodeo community and the Utah Ranch Sorting Association. When I walk a horse property, I check the same things I'd check for my own animals: fencing, pasture, water, and whether a trailer can get in and turn around.

I have a builder in the family. My husband, Mike Mitchell, runs Majestic Canyon Creations, a general contracting business that builds custom homes. That helps when you're buying land to build on, comparing new construction in Countryside with an older farmhouse, or trying to figure out what a fixer-upper will really take.

I work with every kind of client. I specialize in horse properties, land, and ranches. I also work with buyers, sellers, relocation clients, seniors, and families who are downsizing or upsizing.

I love it out here. I fly-fish, host fly-fishing programs around the world, and previously taught yoga. The Weber River runs right through Hoytsville, and it's one of my favorite stretches of water. I'm out on this land and these rivers for the same reasons you're thinking about moving here.
