Who Is the Best Real Estate Agent in Wanship, Utah?

by Brooke Bailey

Ask that question in a town of a few hundred people and you'll get a short list. Wanship doesn't have a real estate office on Main Street; it barely has a Main Street. Most agents who sell here are based in Park City or along the Wasatch Front, and they treat Wanship as a stop on the way to somewhere else.

The right agent for Wanship is the one who knows what makes property here different and is close enough to actually show up. Here's what to look for, the questions to ask, and the honest case for me.

Why Wanship takes a specialist

A Wanship property is rarely just a house. It's often acreage with water shares, irrigation, a well and septic, a shop or barn, and a private road that may or may not be plowed. Two homes a mile apart can be completely different deals. One is a gated lot in Rockport Estates. The other is pasture along the Old Lincoln Highway, or a cabin site in Tollgate Canyon whose mailing address says Coalville.

Sales are thin, too. Only 17 homes sold in Wanship over the last 12 months. That means pricing comes from understanding the land, not from pulling a few neighborhood comps. An agent who mostly sells subdivision homes can miss the things that actually decide value here.

What to look for in a Wanship agent

  • Land and water knowledge. They should be able to talk about water rights, irrigation shares, wells, septic, zoning, and animal rights without looking anything up.
  • Real local ties. Someone who lives nearby knows the roads, the winter access, the schools, and the people.
  • Experience with the property type you're buying or selling. A horse property, a cabin lot, and a family home near the reservoir each need a different approach.
  • Straight talk. You want someone who will tell you when a property is priced wrong or a road won't work for your horse trailer.

Questions to ask before you hire anyone

  • Have you listed or sold property in Wanship or the North Summit area?
  • How do you check water rights and irrigation on a property?
  • How far do you live from Wanship?
  • Which subdivisions here do you know well, and what are their HOA and access rules?
  • How will you price my property when there are so few comparable sales?

The case for Brooke Bailey

I'm Brooke Bailey, a Realtor with Equity Real Estate - Advantage, working under my Majestic Canyon Properties brand. I've been licensed since 2017, so this is my ninth year selling real estate, and I hold the Certified Full Service Professional designation.

I live just up I-80 in Coalville, not in Wanship. I'll be upfront about that. But Coalville and Wanship share the same school district, the same county, and even the same MLS area. It's a few minutes down the road, and I'm in Wanship for showings, listings, and errands all the time. I've listed property on the Old Lincoln Highway in Wanship myself.

I live the lifestyle my clients are buying. I keep horses on our property in Coalville. Our kids go to North Summit schools. Our family is part of Utah's High School Rodeo community and the Utah Ranch Sorting Association. When I walk a horse property, I'm checking the same things I'd check for my own animals: fencing, pasture, water, and whether a trailer can get in and turn around.

I have a builder in the family. My husband, Mike Mitchell, runs Majestic Canyon Creations, a general contracting business that builds custom homes. That helps when you're buying land to build on, or trying to figure out what a fixer-upper will really take.

I work with every kind of client. I specialize in horse properties, land, and ranches, and I also work with buyers, sellers, relocation clients, seniors, and families downsizing or upsizing.

I love it out here. I fly-fish, host fly-fishing programs around the world, and taught yoga for years. I'm out on this land and these rivers for the same reasons you're thinking about moving here.
