Living in Oakley, UT: Your Questions Answered by a Local Realtor

by Brooke Bailey

Oakley, UT is a ranching town of about 1,600 people on Highway 32 in the Kamas Valley, where the Weber River comes out of the Uinta Mountains. It was settled in 1868, incorporated in 1933, and sits at roughly 6,500 feet. It's horse country, rodeo country and river country, about 30 minutes from Park City and an hour from Salt Lake.

Here are the questions buyers ask me most about living in Oakley.

What do homes cost in Oakley, UT?

Over the last 12 months, 42 homes sold in the Park City MLS area for Oakley and Weber Canyon. The median sale price was $572,500, but that number blends two very different markets:

  • Oakley proper and the valley neighborhoods (Oakley town, North Bench Farms, Weber Meadowview, Maple Ridge Ranches): 17 sales with a median of $780,000, from $335,000 to an $18 million estate.
  • The Weber Canyon cabin communities (Pine Mountain, Aspen Acres, Hidden Lake, Beaver Springs, Aspen Mountain, Weber Wild and others): 23 sales with a median of $485,000, from $315,000 to $1.4 million.

Homes sold in a median of 26 days, at about 97% of the final list price. As of mid-October 2026 there are 20 homes for sale in the area, from $325,000 to $10.8 million.

What are the best neighborhoods in Oakley?

It depends on the life you want.

  • Maple Ridge Ranches: large ranch parcels and luxury homes with mountain views. This is where Oakley's multimillion-dollar horse properties are.
  • North Bench Farms: newer family homes on the bench above town, close to Highway 32 and an easy drive to the Kamas schools.
  • Weber Meadowview and Oakley town: homes closer to Center Street, from older ranch houses to newer builds, many on acreage.
  • Oakley Meadows, Millrace and Boulderville: valley neighborhoods near the river and town.
  • Pine Mountain, Aspen Mountain, Aspen Acres, Beaver Springs, Hidden Lake and Weber Wild: cabin communities up Weber Canyon, popular as getaways and as more affordable full-time homes. Ask about winter road access before you buy here. Some roads are private and some cabins are seasonal.
  • Canyon Rim Ranches: larger parcels at the edge of Weber Canyon.

Is Oakley good for horses and acreage?

Yes. That's why a lot of my clients look here. Oakley's zoning runs from 1-acre rural residential lots up to large agricultural zones meant to support crops and livestock. Before you buy, confirm the zoning, the number of animals allowed, and water shares or rights for that specific parcel with Oakley City Planning. I help my buyers check all of this before they write an offer.

Is there water for new building in Oakley?

Oakley put a building moratorium in place in 2021 because of drought and lifted it in November 2023 after adding new water capacity. If you're buying land to build, ask about the current connection process and any landscaping rules for new construction before you close.

What is the cost of living in Oakley, UT?

  • Utilities: for fiscal year 2026, Oakley City's residential water base rate is $37.32 a month for up to 7,000 gallons, and the sewer base rate is $89.93.
  • Property tax: Utah taxes a primary residence on 55% of its market value (a 45% exemption), which helps full-time residents. Second homes don't get the exemption.
  • Sales tax: 7.65% combined.
  • Groceries: Ken's Kash on Center Street is Oakley's grocery store, renovated in 2024. Kamas has more options a few minutes south, and Kimball Junction has the big-box stores.

Where are schools in Oakley?

Every Oakley address is in South Summit School District. Students attend South Summit Elementary, Middle and High School in Kamas, about 10 minutes away. For every school serving Oakley, plus a parent's guide to boundaries and open enrollment, see my Best Schools in Oakley, UT guide.

What is the commute like from Oakley?

From Oakley, here's what I tell clients to plan on:

  • Kamas Main Street: 8 to 10 minutes
  • Park City Main Street: 30 to 35 minutes (more on busy ski days)
  • Downtown Salt Lake City: 55 to 65 minutes

The nearest hospital is Intermountain Park City Hospital, with 24/7 emergency care.

What is there to do outdoors in Oakley?

This is the best part.

  • The Weber River runs right through town. Utah's Division of Wildlife Resources lists the Weber as a Blue Ribbon fishery. Most of the riverbank is private, so look for DWR Walk-In Access spots. As a fly-fishing guide myself, I'll tell you this river is a big reason to live here.
  • Smith & Morehouse Reservoir is about 14 miles up Weber Canyon (Highway 213), with a Forest Service campground, fishing and wakeless boating from mid-May to late September.
  • The Mirror Lake Scenic Byway (Highway 150) starts in Kamas and climbs into the high Uintas, with lakes, trailheads and camping.
  • Snowmobiling: the Mirror Lake and Mill Hollow trail systems have more than 150 miles of groomed trails.
  • Rockport State Park is a short drive north for boating and camping.
  • Oakley Trail Park at 5600 Pinion Lane is an 8-acre bike park with jump lines, a skills course and a playground. It connects to part of the planned Weber River Pathway.
  • Park City's ski resorts are about half an hour away.

What's the Oakley Rodeo?

The Oakley Independence Day Rodeo is the town's biggest event and one of the best rodeos in the country. It's a PRCA rodeo held every year around the Fourth of July at the Oakley City Recreational Complex, with nightly performances, fireworks, a parade and a Jr. Rodeo. It started in 1930, draws more than 30,000 fans, and tickets sell out fast, so mark February on your calendar.

What's the weather like in Oakley?

It's mountain weather. At the nearest NOAA station in Kamas, January averages a high of 35°F and a low of 15°F, and July averages 85°F with cool nights around 50°F. The area gets close to 100 inches of snow a year, so a good truck and a plan for snow removal are part of life here.

Where do locals eat?

The Oakley Diner on Weber Canyon Road is a local landmark: a 1939 diner car listed on the National Register of Historic Places, reopened in 2023, with a bakery and coffee shop in the same building.
