Living in Wanship, Utah: Your Questions Answered by a Local Realtor
Wanship sits where I-80 meets SR-32, at the spot where the Weber River leaves the canyon and opens into ranch country. Kimball Junction is 13 minutes one way and Coalville a few minutes the other. Rockport Reservoir sits just south and Tollgate Canyon climbs into the pines to the west. It's small, quiet, and close to everything, which is exactly why people move here.
Here are the questions buyers ask me most about living in Wanship.
What does a home cost in Wanship?
Over the last 12 months, 17 homes sold in Wanship, at a median of $1,050,000, according to the Wasatch Front MLS. Sales ranged from $370,000 to $2.65 million. The typical home took about three months to go under contract. With so few sales a year, one big ranch or one small cabin can swing the median a lot, which is why the free home-value websites disagree so wildly about this town.
Land is its own market. About a dozen parcels sold this year, from building lots in Rockport Estates and Tollgate Canyon near $100,000 to larger acreage approaching $850,000. If you're serious about a property, ask me for comps on that specific type of home, acreage, and access. That number will tell you far more than a town-wide median.
What does it cost to live here, beyond the mortgage?
Rural living comes with its own line items. Many homes run on propane, private wells, and septic instead of city utilities. HOA dues in gated or canyon communities usually cover road maintenance and snow removal, and they range from a few hundred dollars a year to a couple thousand. In some subdivisions, a water connection is the single biggest factor in a lot's price, so ask about it first.
Wildfire is real here, so get an insurance quote early in your search. On the plus side, Utah taxes a primary residence on only 55% of its value, which helps year-round owners. For groceries and errands, most locals head to Kimball Junction or Coalville.
What are the best neighborhoods in Wanship?
- Old Wanship and the Old Lincoln Highway: pasture, irrigation, older farmhouses, and room for horses along the Weber River. This is classic Wanship. I've listed property on Old Lincoln Highway myself.
- Rockport Estates (Lake Rockport Estates): a gated community of roughly one-acre lots above Rockport Reservoir, with mountain and lake views. A mix of full-time homes and weekend cabins.
- Bridge Hollow: a gated community of 20- to 40-acre parcels with big views and serious privacy. The trails start right outside your door.
- Tollgate Canyon: wooded mountain lots in Pine Meadow Ranch and Forest Meadow, up Exit 150 across from Promontory. Mailing addresses say Coalville, but it's closer to Wanship and about a 20-minute drive to Kimball Junction. Check whether a lot sits on a plowed road before you fall in love with it.
- Cherry Ridge (also known as The Ridge at Cherry Canyon or Trail Ridge Subdivision): another Wanship-area subdivision buyers ask me about. I'm happy to walk you through what's available there.
What are the schools like?
Wanship is in the North Summit School District, so kids attend North Summit Elementary, Middle, and High School in Coalville. There are also two charter options in Park City. I wrote a full parent's guide: Best Schools in Wanship, Utah.
How's the commute?
Easier than most people expect. From Wanship it's about 13 minutes to Kimball Junction, 23 minutes to Main Street in Park City, and 38 minutes to downtown Salt Lake City. Most of that is I-80, with no stoplights. Winter adds time, especially over Parleys Summit, but the interstate is a priority for plows.
What is there to do outside?
Plenty, and most of it is minutes away.
- Rockport State Park: boating, waterskiing, and trout and bass fishing in summer, plus ice fishing in winter. It has more than a hundred campsites, and it's a designated International Dark Sky Park, so the stars are something else.
- Historic Union Pacific Rail Trail: a 28-mile trail through Wanship from Park City to Echo Reservoir. It's open to biking, running, Nordic skiing, and horseback riding.
- The Weber River: good trout water right through town. As a fly-fishing guide, I'll tell you it's one of the best perks of living here.
- Skiing: Park City Mountain and Deer Valley are both within about half an hour.
Is Wanship a good place for horses and land?
It's one of the best spots on the Wasatch Back for it. You'll find real acreage, irrigated pasture, and room for a barn and an arena, all close to Park City and Salt Lake. The details that matter most are the ones a standard home search skips: zoning and animal rights, water rights and irrigation shares, fencing, and whether a horse trailer can actually get in and turn around. Those are exactly the things I check on every land and horse property deal.
